Why Compounding Estates Exists

July 2026 · Compounding Estates

Most financial calculators are either locked behind a signup or they hand you a number with no idea how it got there. Compounding Estates is the opposite: every tool is free, needs no account, and shows the math behind every result. This post is the reasoning behind that choice. And what it commits us to.

The number is not the product. The math is.

A mortgage payment, a cap rate, a cash-on-cash return. None of these are secrets. They're arithmetic. Hide that arithmetic and you're not protecting some trade secret. You're protecting your users' dependence on you. So every calculator here has a show the math button that expands the actual formula with your numbers substituted in, plus a spreadsheet export so you can rebuild the whole projection yourself. If you can check the work, you can trust the work. If you can't, you shouldn't.

The same rule runs through the market rankings. Every city grade traces to thirteen measured factors across three categories: cash flow, growth, and stability. Click through and you get the raw value, where it came from, and when it was pulled. When a factor can't be measured from a primary source, the page says missing and the model redistributes the weight. It never quietly invents a number to fill the gap. The full formula, weights and all, is public on the methodology page.

Free means free

There's no premium tier waiting behind the tenth use. No email gate on the export button. No "unlock full results" upsell. The calculators work anonymously, completely, forever. We think the compounding effect of being genuinely useful beats the conversion rate of being strategically annoying.

Who this is for

Anyone making a real money decision: weighing a rental property, deciding how much to invest each month, checking whether a refinance actually breaks even, or comparing two cities before a move. The tools assume you're smart and busy. They do the arithmetic honestly and get out of the way.

What's next

More markets coverage. More calculators. More writing like the rental underwriting walkthrough, pieces where every formula links to a free tool that computes it. If there's a calculator you're missing or a market you want covered, tell us. A person reads every message.
