How do you calculate a maximum offer price on a rental property?

Two ways. If you already know the most you can pay, your do-not-exceed price is simply the lower of that number and the asking price. If you do not, the economic ceiling is the highest purchase price at which the deal still satisfies every requirement you set: minimum monthly cash flow, minimum DSCR, minimum cash-on-cash return, and the cash you have available. Negotiating posture changes how much room you leave below that ceiling; it never raises the ceiling itself.

What is a walk-away price?

The highest price you will pay before the deal stops meeting your own requirements. Above it the purchase fails at least one constraint you set, so the correct action is to walk. It is set by your economics or by your stated maximum, never by how competitive the market feels.

Is a seller credit better than an equal price reduction?

They do different things for the same negotiated dollars. A lender-eligible seller credit is applied to closing costs, so it preserves cash at the closing table but leaves the purchase price, loan amount, and monthly principal and interest unchanged. An equal price reduction lowers the purchase price and therefore the loan, saving money every month but preserving less cash up front. Credit eligibility and permitted use always require lender confirmation.

How much below asking price should I offer?

If you want to test a genuinely aggressive opening, an optional deep-discount scenario can explore 30 percent or more below asking, still capped by your ceiling.
